Active Design In Offices Gets Workers To MoveYour Health Journal ...

From USA Today?..

?Active design? is the new weapon in the fight against the national obesity crisis. Stairs, open spaces, locating office equipment away from desks are design tools used to get people moving.

The push to reverse the obesity epidemic and promote physical fitness is spilling into design and architecture and beginning to target one of the nation?s most sedentary environments: the office.

?Active design? ? the architectural principle of creating spaces that encourage healthy lifestyles ? is gaining popularity as more cities and companies join the fight and embrace healthy initiatives and ?green? measures.

New York ? the city that banned trans fats in restaurants and the sales of large sugary drinks in cups ? adopted Active Design Guidelines in 2006. That has sparked interest among architects and planners, even on the eve of a deep financial slump. With the help of a grant from the Centers for Disease Control and Prevention, the city is mentoring 14 other cities, including Philadelphia, Tucson, Nashville and Seattle, to improve the built environment to reduce obesity.

?How do you get people moving??, says Rick Bell, executive director of the New York chapter of the American Institute of Architects. ?If exercise and everyday activity is the mantra, how do you, through design, get people to exercise? ? There is a direct relation between the built environment and people?s lifestyles.?

History has proved it. Architecture played a major role in defeating infectious diseases such as cholera and tuberculosis in the 19th and 20th centuries by designing better buildings, streets, clean-water systems and parks.

Today, obesity is the threat. More than a third of American adults, teens and children are obese, or roughly 30 pounds over a healthy weight.

Apply to become a presenter for the ACRL workshop ?Scholarly ...

ACRL is accepting applications from prospective new presenters for the workshop ?Scholarly Communications: From Understanding to Engagement?. The day-long workshop, now in its fifth year, is led by two expert presenters at locations across the country. The workshop content is updated each year to meet the evolving needs of the community. In 2013, the sections will focus on access, intellectual property, engagement, and emerging opportunities for scholarship.

In addition to the in-person workshop, the presenter team is seeking to develop virtual programming, which may be via brief recorded videos that would be housed in the ACRL scholarly communication toolkit and/or through a live webcast series. ACRL e-Learning webcasts are 90 minutes in length, including time for audience Q&A. Presenters can use PowerPoint, online polls, white board, and other interactive tools during the webcast. Participants can interact with the presenters via text-based chat or audio.

We seek to expand our pool of presenters by recruiting and mentoring at least one new person in 2013.

Required:

  • A designated role in scholarly communications within your library.
  • Teaching experience.
  • Experience with instructional design and meeting facilitation.
  • Collaborative planning skills.
  • Must be available to attend up to two road shows to be offered in spring/summer 2013.

Strongly preferred:

  • Demonstrated ability to create brief recorded videos and/or deliver effective live webcasts in an interactive, online classroom environment.
  • Participation in an ACRL Scholarly Communications road show workshop (either at ACRL Conference 2009 in Seattle, ALA Midwinter Meeting 2012 in Dallas, or as a road show in spring/summer 2009, 2010, 2011, or 2012).
  • Available to attend a presenter curriculum design retreat, to be held in conjunction with ALA Midwinter Meeting in Seattle, WA, on Friday, January 25, 2-6p.m.

The workshop content is dynamic and evolving, and the new presenter will participate in shaping the curriculum as a collegial partner with the current presenters. Serving as a new presenter involves participating in planning calls, in-person design meetings (held in conjunction with ALA Midwinter and/or Annual Conference), participating in all segments of the workshop event, and some development of materials, exercises and presentations. The new presenter will ideally participate in two workshops during spring/summer 2013. The new presenter will gain experience by shadowing experienced presenters and team-teaching a section or assignment before taking a leading role. The ACRL Research and Scholarly Environment Committee will consider applicants who can only attend one program in 2013 and begin teaching in 2014. ACRL will reimburse the new presenter for travel costs for up to two road shows in 2013 (flights, hotel, ground transportation, and per diem for meals). ACRL provides a modest honorarium to experienced presenters.

If the new presenter is skilled at creating brief recorded videos and/or presenting live webcasts, this person may assume additional responsibility for working with other presenters to adapt existing content. ACRL offers e-Learning webcast presenters a 10% royalty of webcast registration fees, less the Elluminate vendor fees, split between the presenters.

To apply, please prepare the following materials. Applications must be submitted electronically as a single PDF document that includes:

    1. A statement addressing the following questions (two pages max for all):
      • Why do you want to become a presenter for ACRL?s Scholarly Communication workshop?
      • What publications have you authored or presentations have you given (within the library or outside) related to scholarly communications topics?
      • What contributions could you make to the presenter team that align with the qualifications?
      • Are there relevant experiences of which you would like us to be aware?
      • Are there videos that demonstrate your talents as a teacher?
    2. Your resume.
    3. The names and contact information for 2 references who have direct knowledge of your teaching experience.

The single PDF application must submitted via email by 5 p.m. Central on Monday, November 19, 2012, to Lisa Macklin, vice chair of the ACRL Research and Scholarly Environment Committee, at lmackli@emory.edu.

The ACRL Research and Scholarly Environment Committee has formed a small review team, separate from the current presenters, to consider applications. The process includes checking references and a telephone (or Skype) interview. The group will select a new presenter for 2013 and notify all applicants by Monday, December 17, 2012.

If you have questions of any kind, don?t hesitate to contact Lisa Macklin at lmackli@emory.edu or (404) 727-1535.

Tracking Deadly Space Radiation Could Protect Future Astronauts

Massive waves of energetic particles pose a serious hazard to astronauts in space. To help understand the radiation around Earth, the moon, and Mars, a team of scientists have developed a program to characterize the dangerous particles in near-real time.

Known as PREDICCS, the program relies on measurements taken by a wide variety of space-based telescopes to characterize radiation at regions in the solar system likely to be frequented by astronauts in the not-too-distant future.

"This is the first capability of its kind to determine the radiation environment and to specify it more or less in real time," Nathan Schwadron, PREDICCS lead developer at the University of New Hampshire's Space Science Center, told SPACE.com.

Forecasting radiation

Radiation levels in space are constantly shifting, creating potentially hazardous environments for astronauts. During particularly high periods, astronauts may need to hunker down behind strong radiation shields, limiting their activities until levels are once again safe.

PREDICCS relies on data from a variety of spacecraft such as NASA's SOHO, ACE, STEREO, Wind, SAMPEX, and the National Oceanic and Atmospheric Administration's GOES satellite to determine time-dependent radiation exposure in space.

"We end up utilizing the best available observations at any given time," Schwadron said.

After collecting measurements from different locations, it simulates the levels of energetic particles at regions where astronauts are now or could visit in the future.

The team can then compare PREDICCS data with measurements taken by instruments such as NASA's Lunar Reconnaissance Orbiter at the moon or NOAA's GOES satellite orbiting just above Earth. The program typically predicts radiation doses within 20 to 30 percent of observed levels.

Invisible danger

Space radiation comes in two different forms, and both can be harmful to astronauts.

The sun provides the most widely varying source of energetic particles, which are carried by the solar wind. Though such particles constantly stream from the active star, occasionally radiation levels spike during solar flares, or when huge bubbles of gas and plasma known as coronal mass ejections are expelled. [Stunning Photos of Solar Flares & Sun Storms]

"The fluxes of solar energetic particles rise very quickly in less than an hour," Schwadron said. "There's very, very little warning."

At the same time, sources throughout the Milky Way shoot high-energy particles known as galactic cosmic rays across the galaxy. The energy from galactic comic rays, or GCRs, is more constant, but it does slowly change over time. The sun's magnetic field serves as a shield, blocking most GCRs, but when the field weakens during the minimum portion of the sun's eleven-year cycle, more particles can make it through.

Like X-rays at the doctor's office, the high-energy particles can pierce delicate biological systems. Short-term dangers include radiation sickness; long-term exposure could result in cancer.

Earth's atmosphere blocks most of these hazardous particles, but astronauts in space have to bring their own shielding.

A more detailed future

PREDICCS is still in the early stages, as Schwadron and his team continue to get a sense of the best ways to optimize the program.

"Right now, we're doing one-hour updates," he said. "In the future, depending on demand, we'll probably get it down to minutes."

PREDICCS will be able to integrate data as it comes in from other sources. For instance, the Mars rover Curiosity carries a Radiation Assessment Detector, a tool which, among other things, measures how much radiation penetrates the atmosphere of the Red Planet. The developers intend to fold the measurements taken by the rover into their computer program.

"If we had men going to the moon tomorrow, we could certainly use something like PREDICCS to provide day-to-day, hour-to-hour updates as to the hazardous environment," Schwadron said.

At present, the program simulates the radiation a region currently experiences but does not forecast future events. But according to Schwadron, such predictions aren't completely out of the realm of possibility.

"In principle, if we had the right tools available, we could in fact provide several-hour forecasts," he said. "But at this time, we're sticking to characterization after the fact."

This is an obsession. Here is a totally open field that almost anyone can exploit. It use to be for the mega rich people, the large corporations and banks. They're trading foreign currency?s.. Can you imagine this is a 1.2 trillion dollar a day being traded. That?s 1.2 TRILLION a day. Now with the web you you can also trade the foreign currency?s. You can set up an account with as little as $300.00 up to whatever. Regular accounts generally start with $3000.00.

You're able to leverage you funds 100 to 1. SO you will be controlling 10,000.00 or one lot in currency?s for $1,000.00 and for every pip on movement you can make $100.00. With the mini account you'll control 1 tenth of rather a lot. $1000.00 for $100.00 and your pip is worth $1.00. Just so you will understand a pip is what an increment movement in a currency is. You buy it if you suspect it will go up and sell it if you believe it will go lower. Naturally there are charts and all sorts of strategies to say what is going to happen. It just takes learning the in?s and out?s, ups and downs.

There are a lot of different currency?s but here are the main ones that are traded. USA/YEN USA/Japanese GBP/USA British Pound USA/EURO USA/EU Buck is Western european USA/CHF Swiss Franc USA/CAD USA/Canadian EURO/YEN There are no commissions and no fees only narrow Dealer spreads. These spread vary dependent on the trades. Major pairs are 3 to 5 pips. You'll discover more about all of this when you start out. The smartest action to take is to begin with a demo account or what we call a paper account where you do everything as though it was real cash but it's only on paper. So you get to learn the in?s and out?s and learn how to read the charts and how to understand the elementals.

These are the world events that effect the currency?s. There are numerous different strategies. Each have their strength?s and weaknesses. They each handle different ways at looking at the charts and their movements. Desire some concepts? There are Scalping trades, surfing charts, sailing and a lot more. It?s fun and exciting, and infrequently a drag. Often you will win 100 to 500 pips. Then there are times you may lose pips too. You will never win all the time. But thats where there account management comes in. You learn how to control your risk taking.

Typically the largest sin or failure comes when you let your emotions become involved. EVEN the big shots sometimes let their feelings get embroiled. Most the time it doesn't work and will cost you. So with good account management understanding the various charts you can take $300.00 and change it into $6000.00 in 6 months or less.

DIY Word Wall Art Ideas - Articles :: Networx

undefinedOne of the easiest and most economical ways to add personality and artwork to one?s home is to do it yourself. Art projects can be fun family projects or personal journey?s of self-expression. Best of all, many projects can be done with even the most limited art skills. The internet is filled with great ideas for projects that can be customized to fulfill your own needs and interests. Here are three great DIY projects that feature word wall art:

Negative Space Wall Art featured on ?A Beautiful Mess? Blog: We all have snippets of songs or a line of poetry that speak to us. For this easy project, all you need are vinyl alphabet letters that are available at craft or hardware stores, a painting or poster you don?t mind re-purposing and white acrylic craft paint and brushes.

Plot out the placement of the letters to spell out your phrase and apply the vinyl letters to your background piece of art. Overpaint the entire piece and when dry, pull off the vinyl letters revealing pieces of the underlying art behind the empty letters. ?The result is a ?reverse? print that is truly a one of a kind piece. Frame or leave unframed as you prefer.

Say It Your Way Word Art featured on ?A Small Snippet? Blog: Here?s another way to express yourself. Prepare an old frame with new paint and take the inside measurement. Select a phrase or song lyric and type it into a computer program such as Photoshop or Apple?s Pages, or any that allows you to create different text boxes - one box per word. Layout your phrase using two or three different fonts and font sizes in a manner that is pleasing to you. The page size should match your frame measurement.

Many printing stores such as FedEx Printing, Stapes or a local printing company will be able to print out your document on their large printers for very little money. Email them the file (based on their instructions) and it will be ready for pickup shortly thereafter. Simply frame, hang and enjoy!

The ABC?s of Wall Art featured on ?A Time for Everything? blog: Sometimes, inspiration comes from the building blocks of our language, the ABC?s themselves. Start by collecting all the letters of the alphabet in various sizes and shapes. Many home stores, art supply stores and hardware stores sell oversize letters for decorative uses; some are finished, others may be unfinished. Be creative - you might use a plate or enormous button for the ?O?, a ruler for the ?I? or even stencil a letter onto another shaped piece. Remember that ?N? and ?Z? or ?M? and ?W? are interchangeable.

You may wish to paint or decoupage some of your letters - this is a great place for a lot of creativity! Once you have all your letters assembled, start laying them out in a manner that fits your space - it?s completely up to you. Hang your letters with movable picture hanging strips that are available in hardware or stationary stores.

Let it snow! Solar panels can take it

ScienceDaily (Oct. 24, 2012) ? Snow and solar cells aren't mutually exclusive, according to a Michigan Technological University scientist. Photovoltaic panels can be well worth the investment even if you live in a winter wonderland.

True, a layer of snow can cause a solar-cell blackout for awhile. But not many locales enjoy heavy snow for more than a few months. And even in the bleak midwinter, panels don't usually stay snow-covered for long.

"Sometimes snow actually helps solar cells," says Michigan Tech's Joshua Pearce. He's referring to the albedo effect, when sunlight reflects off snow. It can make a panel generate more electricity in the same way that it gives skiers sunburn on sunny winter days.

With researchers from St. Lawrence College and Queen's University, in Kingston, Ontario, and a team of 20 industry partners, Pearce studied the effect of snow on the Open Solar Outdoors Test Field. They created a computer model to predict how much power generation would decline in various amounts of snow cover and on different types of solar modules mounted at different angles, from flat to steeply pitched. Then they validated their model with data from many of Ontario's huge commercial solar farms.

"In most cases power losses are minimal, even in snowy Canada," Pearce said. However, the group has developed a model that can be used to design the most efficient photovoltaic systems, no matter how much snow is in the area.

Pearce and R. W. Andrews have authored paper based on a preliminary study, "Prediction of Energy Effects on Photovoltaic Systems Due to Snowfall Events," published in proceedings of the 2012 38th IEEE Photovoltaic Specialists Conference. pp. 003386-003391.

Portland Architecture: Building small, living large: a conversation ...

Tanzamook 061A

BY BRIAN LIBBY

This Friday the Cascadia chapter of the US Green Building Council is hosting the The 2012 Build Small | Live Large Housing Summit, gathering leaders in the development, real estate, building and design sector from across the region for an intensive day of inspiration, project case studies and peer-to-peer learning. This one-day housing summit will challenge architects, developers, builders, remodelers, urban designers, policy makers and real estate professionals to craft strategies for the growing small-house market.

Recently one of the summit's scheduled speakers, Jenelle Isaacson of Portland's Living Room Realtors, discussed our changing local housing market.

Portland Architecture: Has the market really come back?

Isaacson: Oh definitely. The market has really heated up. We?ve done double the business in six months than the year previous. It?s palatable to sell if they bought in 2007, 2008, or with the benefits out there it?s worth selling and taking on. Interest rates are at three and a half percent. That?s really low.

What do you see as the lasting change after the housing boom and the recession?

I think that real estate for me didn?t go away. There are always still people needing to move. It just drastically shifted. The biggest thing I noticed was that people started having a lot more serious discussions about sustainability. Not so much, ?Let?s green it up.? More like, ?What can we sustain financially and what makes sense? People were looking for more meaning inside their living situations. When the market dropped out, for a long time the dominant conversation was, ?Will this appreciate? Is it a good investment?? It was all about the home as an asset.

IMG_3627A
Jenelle Isaacson (image courtesy Living Room Realtors)

When the market shifted, the discussion shifted away from that. If it?s not a vehicle for making money, it?s just a house. Community and lifestyle became even more important in the minds of our clients. A lot of that was reflected in where people wanted to live: denser urban neighborhoods. The market fell out for us out past 82nd Avenue, for example. People wanted to stay in neighborhoods like Alberta, Clinton, and Alameda. It?s so cool in Portland: people here are their neighborhoods. It?s a reflection of who they are. It?s not somewhere they?ll be for the short term. And all of a sudden it became normal habit that they?d want to know if a property has mother-in-law quarters or an accessory dwelling unit. So if we had a crisis again, the thinking was, you could move into the small part and generate more rental income, or bring your parents in.

Do you see accessory dwelling units as a growing trend?

Yes and no. The city waved their system development charges for adus last year, making it easier to happen. But unfortunately there's no financing available. The only way is you have the cash or you are able to pull the equity out of your home. Lines of credit went away. There is a demand for it, but people have no way to buy them. People aren?t able to do it enough. But I?m hoping somebody will come out with a loan product to build these adus. They cost about on average in urban areas about $125,000 to build. In mortgage terms I think that?s about $675, and current rents on an adu in an urban neighborhood, you?re probably looking at close to $1200 or $1300 per month in rent. There?s a lot of incentive to do it. You could make $500 additional a month.

What do you make of the current controversy over several apartment buildings being built without parking in places like the Beaumont neighborhood or on Southeast Division?

In my experience it?s incredibly difficult to sell a project that doesn?t have parking. People still want a parking space. Nine times out of ten I?d say that was a deal breaker. It?s tempting to encourage more growth of developments without cars, but I don?t know if it?s palatable to sell. But many of these are rentals. Some of those neighborhoods don?t have parking, or a driveway. If people in houses have to compete with people in dense apartments for parking spaces, it will probably affect the value of the home. Parking?s already tough in the neighborhood.

My friends in San Francisco pay $800 a month to park a car. I don?t think anyone wants that. That?s what?s hard about urban growth. We want it denser but we still want to have room to park our Subarus and get in and go to the beach. I think people move here because it?s not a big city. It has all the amenities. You get that perfect twist of both. But we need housing. Nobody has been building for the last few years and people are moving here. There?s a study saying Portland is the #2 place poepole move to after college after Louisville. As an Oregon native, I take pride in that.

Democrats, Republicans react differently to Obama's 'horses and ...

WASHINGTON -- The most talked about line from Monday night's presidential debate was President Barack Obama's comment that "we also have fewer horses and bayonets." It was in response to Republican Mitt Romney's statement that the U.S. now has fewer ships than at anytime since World war I and that he would change that as president as part of his plan to increase military spending.

Members of Congress reacted to Obama's rebuttal along party lines, with Republicans quick to say a strong Navy, with a robust fleet of ships, is vital to keeping the United States strong. Democrats said the president was just making the point, effectively in their view, that technological advances mean the U.S. can do more with less.

Obama's point at Monday's debate was that military needs have changed as the United States developed more advanced and sophisticated ships and battle systems.

"You mentioned the Navy, for example, and that we have fewer ships than we did in 1916," Obama said. "Well, Governor, we also have fewer horses and bayonets, because the nature of our military's changed. We have these things called aircraft carriers, where planes land on them. We have these ships that go underwater, nuclear submarines. The nature of our military's changed. And so the question is not a game of Battleship where we're counting ships. It's what are our capabilities."

Rep. Steve Scalise, R-Jefferson, took offense to the president's comments.

"It's alarming just how out of touch President Obama continues to be when it comes to the dangerous world that we live in, and it's unconscionable that he is more focused on wasting taxpayers' hard-earned money on failed green energy companies like Solyndra than ensuring the strength of America's Navy," Scalise said.

Rep. Cedric Richmond, D-New Orleans, said he's heard the criticism by some Republicans, but he views the bayonets and horses remark as a "good line" that made his point that Romney's call for increased military spending isn't well thought out at a time of large deficits.

"I know that there are some Republicans trying to take it out of context, but I think he was saying that the way we build things changed and so does the way you invest in equipment," Richmond said. "We have all these state-of-the-art ships, many of them build in Louisiana, so we don't need as many ships overall. It's a compliment to the quality of shipbuilding in Louisiana."

The biggest ticket military ship item for Metro New Orleans has been the construction of amphibious assault support ships, known as LPD 17s, which cost $1.6 billion each. They were built primarily at Avondale Shipyards.

But as production is phased out, Huntington Ingalls, which has had the contract to build the vessels, is stopping ship construction at Avondale and switching it to Mississippi.

Bollinger Shipyards in Lockport recently won a $250 million contact to build six Fast Response Cutters for the Coast Guard. But in a lawsuit, still pending in New Orleans federal court, the U.S. Justice Department accuses Bollinger of falsifying data that led the Coast Guard to contract with the firm to lengthen eight deepwater cutters - all of which turned out to be "unseaworthy and unusable."

Erin Donar, spokeswoman for Sen. Mary Landrieu, D-La., reacted to the debate by talking about the senator's support for shipbuilding in her home state.

"In every budget climate, Sen. Landrieu works tirelessly to keep Louisiana's shipbuilders employed, including a recently secured $212 million contract to build ship to shore connectors for the Navy in southeast Louisiana," Donar said.

On Change.org and progressive petition gathering

Text from Change.org website. "Change.org is a social action platform that empowers anyone, anywhere to start, join, and win campaigns to change the world. We're proud to be a certified B Corp, using the power of business for social good."I was not at all surprised to learn that Change.org is done pretending to be progressive (I also wouldn?t be surprised if this ends up being bad for business). One thing?s always been clear to me: they?re in it for the money, not the politics. That?s why they got involved in progressive petition gathering in the first place. Because petition gathering in politics is pretty much a racket anyway.

Elected officials don?t care about petitions. They don?t care about mass form emails. They care about hand written letters and phone calls, and they care about office visits more (though I?m overstating the case on those methods, too. They really care about money). Progressive organizations know this.

When I worked in DC I sat in multiple meetings with representatives from multiple lefty orgs where we talked about collecting petitions that would never be delivered. Because we knew they wouldn?t make a difference. Petitions are a list building tool. That?s what everyone calls them in the nonprofits that send you emails asking you to sign petitions to your electeds. Petitions are used to built lists of people to contact to ask for money. The lobbyists do the political work. While there are real ways to get an organization?s base to engage with politicians, they?re much more difficult than petition gathering. Most orgs don?t bother.

There?s this attitude I encountered all the time in DC, that the real political work happens through lobbying, and any work with the base is about list building. This has a lot to do with where the walls are in nonprofit offices, it?s not some malicious project. But it?s a paradigm that seriously needs to change. I?m really hoping the news about Change.org gives us a chance to reflect more broadly on how we engage in politics, and demand better avenues for making the political impact we want, not just building lists so organizations and businesses can make money.

That?s why Change.org got into the progressive petition gathering game. It?s a way to make money. Now, the site obviously isn?t just political petitions. Consumer advocacy via the internet really does work, and Change.org has had some success there. Though the public shaming via social media and the press tends to be the most effective part of those campaigns, too. It?s also more effective when folks contact these decision makers directly, as signing a petition is considered pretty easy. It?s the public shaming that goes along with petitions that matters the most.

There are real, effective ways to make change via the internets. Petition gathering is probably the least effective. But it is the easiest way to make money. It?s all about list building, which is super quantifiable, and names have value (this is the point where I start wondering about all those lists of progressives Change.org has built).

I?m actually a little relieved?Change.org?has decided to stop pretending they?re progressive, because it?s an opportunity for us to look at the ways we?re trying to make change. I hope as folks stop using Change.org we can have a conversation about what?s actually effective. Because I?m tired of seeing organizations contact their base to do? nothing. Mobilizing a base takes work, but I think it?s pretty clear from the number of folks signing petitions that we want to have an impact, we want to make change.

3 Ways to Buy Houses with No Money Down - Creative Real Estate ...

One of the best things about investing in real estate is the ability to leverage the investment. Other investments such as stocks, bonds, mutual funds, and gold cannot be leveraged effectively .

leverage

The ability to leverage real estate and control assets for a fraction of the price is a huge advantage.

With real estate, you can buy an asset and leverage it by paying a bank a 25% down payment. For example, if an investor wants to buy a $100,000 duplex, bank financing will allow him to buy the asset with a $25,000 down payment.

The ability to leverage real estate and control assets for a fraction of the price is a huge advantage when investing in real estate.

But what if an investor would like to invest in real estate without putting any money into the investment?? What if an investor does not have extra money available to invest?? Is that an attainable leveraging goal for investors?

Yes! Here are three ways real estate investors can buy houses with no money down.

1. Subject To

How would you like to buy houses without needing to get a new mortgage? Buying houses ?subject to? means that the buyer makes the acquisition without paying off the existing mortgage on the property.

The ownership of the property changes to the new owner, but the debt does not get formally assumed and does not get paid off at closing. The mortgage remains in the name of the person who originally took the loan when the house was originally purchased.

I was speaking to a good friend of mine in Colorado recently and he told me that he has now purchased over 100 homes for his rental portfolio. All acquisitions were made using subject to financing.? Subject to investing can provide opportunities to buy houses with no money down and without the investor needing to get a new mortgage.? These opportunities are available from motivated sellers who need debt relief or may be facing transfers.

2.? Lease Options

Control without ownership is the essence of tying up houses on a long-term lease with an option to buy. Think of this investing model as seller financing in disguise.

The real estate investor gains a long-term lease?at least five years in length. The lease also contains an option to buy the house at today?s price. An option provides the investor the legal right to buy but is not a legal obligation to buy the house. As part of the lease agreement, the investor gains the right to sub-lease the property to other tenants.

That is the beauty of master leasing investing. What did the real estate investor gain in this model?

The investor has control of a real estate asset with no money down. With this control, he can rent the house for the next five years and enjoy the cash flow.? He also has the right, but not obligation, to actually buy the house at any time in the negotiated option period.

3.? Joint Venture ? Private Lender

Fire your bank and succeed massively! If you do not need to go to the bank, you will not need to put down a 25% down payment. Instead, find a private lender to put up all the money for your real estate deal and pay them a great return.

The financing with your private lender can be structured as traditional debt financing with points and interest, but no down payment, or you can structure a joint venture using equity financing.

With equity financing, the real estate investor does all the work but provides none of the money for the deal. Both parties in the joint venture agree to share the rental income and future equity. The equity can be split 25/75, 50/50 or how ever you work it with your private lender.

This market is the perfect storm for real estate investors. There?s a lot of distressed inventory available at great prices and a very strong rental demand. Don?t let the balance in your checkbook hold you back from investing. You can still invest in real estate with no money down. Structure deals directly with sellers, use private lenders, and be ready to capitalize now.

Microsoft Removes Internet Explorer 10 for Windows 7 Download Links

Microsoft recently removed all download links for the Windows 7 version of Internet Explorer 10, suggesting that the company was only testing the product page for the new build of its browser.

Microsoft said a few days ago that Windows 7 users would get their very own Internet Explorer 10 in November, so it comes as no surprise for us to learn that the company is getting ready for this release with a new product page.

Well, it seems that the company was only testing this website, as all information has been removed and the only thing you can see right now is a classic ?Page cannot be found? error.

Microsoft is yet to issue a comment on this, but expect the new IE 10 version to be unveiled in November, just like it was initially announced.

Updated at 8:31 p.m. ET: A man who was ordered last week to turn over all his weapons in a domestic dispute opened fire Sunday at his estranged wife's workplace near Milwaukee, killing three women and injuring four others, authorities said. He then apparently shot himself to death, police said.

Bill Dedman and Tricia Culligan of NBC News and Charles Benson, Todd Hicks, Susan Kim and Jermont Terry of WTMJ-TV in Milwaukee contributed to this report. Follow M. Alex Johnson on Twitter and Facebook.

The suspect was identified as Radcliffe Franklin Haughton, 45, of Brown Deer, Wis., said Brookfield Police Chief Daniel Tushaus, who said Haughton was found dead in the building, a 9,000-square-foot, two-story salon and day spa across the street from a busy mall. ?Police had not identified the dead on Sunday evening.

Police told reporters they were expecting an armed encounter with Haughton, who was ultimately found in a locked area in the salon. It took several hours to find him because their search was slowed by concern there may have been an explosive device.?Police said it turned out to be a propane tank and they didn't know who brought it into the building.

Milwaukee County court records show that Haughton's wife, Zina Daniel Haughton, filed for a restraining order on Oct. 8.

Police said there had been a previous incident at the nail salon, and that Haughton had slashed his wife's tires.

A hearing was held on Thursday and Haughton was ordered to deliver his firearms to the sheriff and to have no contact for four years with the complainant or the residence. The complainant isn't identified in the court record, and the court records don't indicate whether he surrendered any firearms.?

Other records indicate that Haughton was also charged with disorderly conduct in January 2011, a charge that was dismissed in June 2011 when a witness failed to appear in court.

Police said the shootings began at 11:09 a.m. (12:09 p.m. ET) at the Azana Day Spa, across Moorland Road from Brookfield Square mall in Brookfield, about 10 miles west of Milwaukee. The mall was closed as SWAT team members scoured the area for Haughton.

Froedtert Memorial Lutheran Hospital in Milwaukee, where the victims, aged 22, 30, 32 and 40, were taken for treatment, said the survivors were women who had been shot. Two were undergoing treatment in the emergency room for non-life-threatening conditions, and the two others underwent surgery. Their conditions weren't reported.

The hospital said it?had resumed normal operations after having been locked down while Haughton was still believed to be at large.

Zina Haughton has a state license as a cosmetology manager. Two workers at the salon said Zina Haughton was estranged from her husband.

Brookfield, Wis., Police Chief Daniel Tushaus says Radcliffe Haughton was found dead after shooting at least seven people at a day spa.

Records suggest that Haughton had endured several years of financial problems, with a civil judgment for $19,000 in 2006 and a state tax lien for $5,000 in 2009. His home has been listed as for sale by owner. His former job, from 2003 to 2007, is listed in public records as general manager of a former Land Rover dealership in the Glendale area of Milwaukee County.

Auto advertisements and business records list a man named Radcliffe Haughton as sales manager at an auto dealership in Milwaukee. Calls to the dealership weren't returned.

Suspect's father aghast
Haughton's father, also named Radcliffe, was shocked and dismayed upon learning that his son was the suspect.

"Oh, my God," the elder Haughton told WTMJ in a telephone interview from his home in Florida. "The Haughton family apologizes, and we are sorry."

"This is not a reflection of the Haughton family," he said, adding: "One member of the Haughton family has done something terrible. This is not the Haughtons' way. This is not the way we live. This is not how I raised my son up."

Haughton told the Milwaukee Journal-Sentinel that he spoke to his son just last week, telling him he could stay with him in Florida if he needed to.

"I told him, 'Whatever you do, don't do anything stupid,'" the elder Haughton said.

People run screaming from spa
At the scene of the shootings, an eyewitness, Jenny Remshak, told WTMJ that she was parked nearby when she saw a woman "crawling out of the building, and she rolled over to the cops, and they picked her up and took her right away in the ambulance."

A few minutes later, "about 10 people come running out of the building, screaming," Remshak said.

"Everybody was just grabbing their hearts and covering their mouths and watching in fear," she said.

It was the second mass shooting in the Milwaukee area in just 2? months. A gunman opened fire at a Sikh temple near Milwaukee on Aug. 5, killing six people and wounding at least three others, before being shot to death.

Three people were killed and a fourth was injured last week when a gunman stormed a hair salon in Casselberry, Fla. The gunman then killed himself.

South Africa police: Blast kills 3 prisoners

JOHANNESBURG (AP) ? A blast outside a prison in central Johannesburg Monday killed three prisoners and seriously wounded four others, a police official said.

Prisoners trying to escape from custody detonated an explosive device as a van traveling from court approached the Johannesburg Prison Monday afternoon, South African Police Brig. Neville Malila told The Associated Press. The blast shattered the van's door and then at least two prisoners tried to flee. Inside the van were 36 prisoners and two police officials, Malila said.

"It was an attempt to escape," Malila said. None of the prisoners succeeded in getting away, he said. At least one of the fleeing prisoners was shot and wounded by the police, he said.

Prisons and police officials later told reporters in Johannesburg that an investigation was under way to determine how the prisoners plotted to escape and what kind of explosive device was used.

Police Maj. Gen. Oswald Reddy said that "an unknown explosive device was detonated" as the vehicle approached the prison facility. "It was very carefully planned," he said of the plan to escape.
